Pre-leasing is a waiting list that allows you to be placed on the list for up to 4 of our 15 properties at The Winkler Organization

WHAT TO DO TO GET ON A WAITING LIST

• Fill out 1 Pre-Leasing Form for your group.
  
  
• Fill out 1 Leasing application per Applicant. 
  
  
• Pay a $30 application Fee, which is required when submitting an application (per applicant). Check or Money Order only made payable to The Winkler Organization.
  
  
• Current tenants of The Winkler Organization DO NOT pay a Transfer Fee when submitting an application. 
  
  
•  All Application Fees are non-refundable
  
  

FILLING OUT A PRE-LEASING APPLICATION

 The Pre-Leasing application allows you to list yourself, along with the group of people you plan to live with. 

Choose the person in your group who is the easiest to contact as the Main Contact by listing his/her name and contact information first on the list. 

The name and the contact information for EACH person in the group MUST be filled out COMPLETELY and LEGIBLY.

As a group, decide which properties you are interested in leasing, and list the property names in order of preference. We will try our best to offer your first choice, based on availability. 

Each person in your group must fill out a separate Leasing Application, and include a $30 Application Fee.

Turn in completed Pre-Leasing Form, Leasing Applications and Application fees to the Winkler Organization office. 

Your COMPLETED Pre-Leasing Documents will be filed by date and time it was received, and will be processed in that order. Incomplete Pre-Leasing Forms and unpaid Application Fees will not be processed. 

Pre- Leasing Groups with one or more current Winkler Organization tenants will be given priority over new applicants, and will be processed in order based on date and time received. 

FINDING OUT IF YOUR CHOICES ARE AVAILABLE

Current tenants will receive renewal notices, at a date to be determined.  Tenants will be given a set time period to make their decision whether to renew or transfer.

After that time, Pre-Leasing Groups will be placed in their preferred properties, based on availability.

We will contact your group’s Main Contact as soon as possible, to notify you of which property we can place your group.  We are very busy during this time, so please be patient. 

If offered one of your selected properties, you must accept or decline within 24 hours.  At this time, be prepared to schedule an appointment with your group to come to the Winkler Organization office to sign your lease.

WHAT YOU NEED BEFORE COMING TO SIGN YOUR LEASE

After scheduling an appointment for your group to sign your lease, prepare all of the following documents and items to bring to lease signing.  Each applicant must bring the following.  You will NOT be able to sign your lease without ALL of the these items:

Signed and Notarized Lease Guarantee, signed by a parent or legal guardian

Security Deposit (Check or Money Order made out to the name of the property) 

Administrative Fee (Check or Money Order made out to the name of the property)

These must be TWO separate Checks or Money Orders – they cannot be combined

Reference the link for the property for amounts owed for Security Deposit and Administrative Fee, since these fees are different for each property

All applicants must be present at lease signing
