Our properties are fully leased for the upcoming August 2024-2025 leasing year — we are no longer accepting new tenant applications for August 2024.

We are grateful Winkler properties are in high demand. Please plan to apply during the first week of September 2024 for the August 2025-2026 leasing year. Thank you, we wish you the very best this semester!

You are invited to transfer to another property within the Winkler Organization for the upcoming August school year. We value you as our tenant and would be delighted if you decide to remain with us another year!

Transfer requests are granted based on availability.

Please be aware that you cannot transfer to another unit, unless you have enough roommates to FILL the unit you are transferring to. This is required for a 2, 3 or 4 bedroom unit. This means that every roommate must sign leases in order to guarantee your accommodations in the new unit.

If you choose to transfer to another property, understand that this is an entirely new lease, which means you must pay a new non-refundable Administrative Fee ($280) as well as a new Security Deposit (see property fees on website for rates). You are NOT required to pay an Application Fee. Keep in mind that the Security Deposit you paid for your current lease will not be settled until 30 days from your lease ending date (July 29).

Another thing to note is that your current lease will end on July 29 and you may not be able to move from your current unit immediately into your new unit. It will depend on the scheduled Move In date for the property and unit you’re transferring to, which could range anywhere from a 1 day to 10 day lapse between leases.

Please fill out the transfer request application and lease guarantor information below. This transfer request application must be received by November 11. If you fail to notify us of your request to renew or transfer, we will assume that you are not interested in remaining in this unit.

Once we have received you and your roommate(s) applications, you will each be emailed an electronic invoice for a non-refundable $280 Administrative Fee, which must be paid within 24 hours in order to hold your bedroom in the new unit.

Once you and your roommate(s) have paid your administrative fees, we will email you and your parent or legal guardian a Lease and Lease Guarantee form that must be electronically signed and returned within 24 hours. You will also electronically pay your new Security Deposit.

If you select YES, please carefully review and select from one of the two options below.

OPTION ONE: 1. The Tenant transferring bedrooms within the same apartment unit may assume occupancy of the new bedroom on July 29th at 11:01AM, with no lapse of time between the expiriing and new lease. 2. Tenant ackowledges that the Landlord will not clean, paint, or make repairs to the bedroom prior to the lease beginning date and time, as outlined in Section 9 of the Individual Lease Contract.

OPTION TWO: 1. The Tenant agrees to allow the Landlord to make any and all necessary repairs and cleaning to the new bedroom, prior to occupancy of the Tenant transferring bedrooms. This may also include painting, and replacement of damaged flooring and fixtures, at the sole discretion of the Landlord. 2. With this option, the Tenant transferring bedrooms must vacate the apartment unit and vacating bedroom upon lease expiration on July 29th at 11:00AM and may not assume occupancy of the apartment unit, nor the new bedroom until the assigned lease start date and time, as listed in Section 1 of the Individual Lease Contract. 3. Tenant acknowledges that the August monthly rent will be pro-rated, as applicable and described in Section 1 of the Individual Lease Contract. 4. Tenant acknowledges that the Landlord's maintenance crews may enter the leased premises at an unannounced day and time during this lapse of leased time to make any necessary repairs, as described in Option Two, Paragraph 1 above.

I choose Option Two - I will move out of my apartment at 11:00AM on July 29th, in order for the Landlord to make any necessary repairs and cleaning to the new bedroom prior to my occupancy. I will not be able to move back in until the assigned lease start date and time for this property.

I understand that these preferences will be considered when roommate matching and that I will be appropriately matched, if possible. However, Winkler Organization cannot guarantee that I will be matched with a group where all residents have similar preferences. I acknowledge that Winkler Organization will do their best to accomodate, as possible, however understand that unit availability is the first and foremost consideration. Please be aware that once we have offered you and your group (if applicable) a unit, the leasing process moves very quickly. You will be contacted via text and email to notify you of the property choice that has been offered to you and your group. Upon receiving this notification, you will have 24 hours to accept (or decline) and electronically pay a non-refundable $200 Administrative Fee. Once you have paid the Administrative Fee, you and your Lease Guarantor will be emailed a Lease and Lease Guarantee form that must be electronically signed and returned within 24 hours.

Our Leasing Calendar

We are grateful that Winkler properties are in high demand. Our pre-leasing application opens September 1st. Our units lease very quickly so please get your application in early! We begin contacting new applicants in January for the applications received during the pre-leasing period that have been placed on a waiting list. Please be patient during this time. We are working very hard to contact applicants about availability!

What Is Pre-Leasing?

Pre-leasing is a waiting list that allows you and your group to be placed on the list for up to 4 of our properties.

Application Process Steps & Notes

Submit 1 Online Application per Applicant — each applicant does not have to complete and submit their online application on the same date.
Pay a $75 non-refundable Application Fee (per applicant), which is required when submitting the application.
Please be aware that all Application Fees are non-refundable.

How Do I Fill Out A Pre-leasing Application?

Simple! Click the red ‘Apply Now’ button on your screen at any time!

The Leasing Application allows you to list yourself, along with the group of people you plan to live with. (If you do not have roommates and would like Winkler Organization to help match you in a group, select “No Preferred Roommates” on the application.)

The first person in your group to apply must create a unique “Group Name” in order for us to match your group together. Each roommate must reference this name when applying. You will also list preferred roommates by name. If you do not know all of your roommates at the time your application is submitted, its ok. We can edit the application when you do find your roommates. We will go by the date of the first application.

As a group, decide which properties you are interested in leasing, and list the property names in order of preference. We will try our best to offer your first choice, based on availability. We will also let you know what is available if your property choices are not available. Leasing Applications will be filed on the waiting list by date and time it was received, and will be processed in that order. Incomplete Applications and unpaid Application Fees will not be processed.

Please be aware that we cannot place incomplete groups. All roommates must submit applications before we can offer your group a unit. It is in your best interest to ensure that you find an adequate number of roommates and that each roommate completes the leasing process within the allotted timeframe.

If you do not have an adequate number of preferred roommates to fill the number of bedrooms in your unit, The Winkler Organization may, at our discretion, place an applicant in your group in order to fill the unit. Pre- Leasing Groups with one or more current Winkler Organization tenants will be given priority over new applicants, and will be processed in order based on date and time received.

How Do I Find Out If My Choices Are Available?

Current tenants will receive renewal notices early during the leasing year. Current tenants will be given a set time period to decide whether to renew or transfer to another property within Winkler Organization.

After that time, Pre-Leasing Groups will be placed in their preferred properties, based on availability. We will start with the first application received and work from there.

We will contact your group via phone call. If you cannot be reached, we will leave a voice message to notify you that we are at your application date. It is very important to check messages during this time. If we speak to one of the group members, it is their responsibility to update the group. We will not call all members in the group when we reach one member. We are very busy during this time, so please be patient.

The Winkler Organization properties are highly desired; therefore, time is of the essence. Please be aware that once we have offered you and your group (if applicable) a unit, the leasing process moves very quickly. You will be contacted via email of the property choice that has been offered to you and your group.

Upon reception of this notification, you will have 24 hours to accept (or decline) and electronically pay a non-refundable $280 Administrative Fee per roommate, in order to reserve the unit/bedroom we have offered you. This fee can be easily and securely paid via electronic bank draft from your checking account. If paid with a credit card or debit card, a processing fee will be charged.

Once you have paid the Administrative Fee, you and your parent or legal guardian will be emailed a Lease and Lease Guarantee form that must be electronically signed and returned within 24 hours of receipt. You will also electronically pay your Security Deposit.
